Planning for the Renaissance Brandon District included a re-evaluation of land use, zoning, urban design, heritage, residential growth, transportation, business development, and economic development. While the vision for the district has been imagined as a vibrant, pedestrian-friendly heritage area for living, working and shopping, the current conditions of the area were underscored by competitive retail market conditions favouring large-scale suburban commercial development, in addition to a residential exodus to single-family suburban homes. Suggested changes to the district include an increase of food shopping choices, future development as an arts and entertainment hub, along with increased recreation and public space. A land capability analysis will require additional research in the area, with a suggested inventory method used to identify both assets and opportunities within the district.
